Like anything in life, you will begin to know and understand what differing buildings (ie. older vs,. newer, low rise vs. high rise) have to offer. So, here is my take/view on 199 Kent as a building, and also how it compares to newer construction. Let me begin with the obvious. Great location! This building is located at the corner of Kent and Gloucester in the Heart of Center Town. If you work in one of the many Government buildings or Downtown office space then you are steps away. The reason why I discuss location first is simply because I am no transit kind of guy and I feel that living near work and play is an absolute essential when calculating and defining quality of life. Now, let's talk about $$. What will it cost for you to call the Kent Towers home? Well, as you venture further through this site, and all of my other Downtown Ottawa Condos sites there are Sales Info Tabs. I am striving to provide you, the consumer with up-to-date market information so that you are able to better quantify the decision making process and assist in choosing the right condo for you. The units in this building (2009) ranged from $189K-$589K. The $595K was a gorgeous two story Penthouse with two terraces and breathtaking views of the nation's capital. So, now let's talk direct comparison. Let's start with my opinion and the factors I would consider when comparing and contrasting between New vs. Older. As mentioned above, the highest list price for this building in 2009 was $589K and with that purchase you received 1400+sq.ft of exquisite living space, two storeys with a mezzanine level overlook the unit. As well as parking, two terraces and unobstructed breath taking views of the city! This sounds excellent. That's because it is. A similar unit in a similar location in Brand New construction would not have fetched a dime under 900K So why not buy older? Well there are a few reasons, and it seems these reasons are what will tip the scale one way or the other. In condominium ownership, you take an ownership of solely your unit, but also have rights over common areas in the building. All owners use the elevators, hallways, pools, recreation and more. That said, as these items age everybody pays for their replacement and maintenance. It is understandable that as a building ages, the need for more upgrades and updates will continue to be prevalent. The hallways and common areas in older buildings are usually less appealing than their newer counterparts, and commonly the monthly fees in the older buildings are typically higher due to the fact that the building is collecting funds to complete updates. In summary, in older condominiums you get more bang for your buck spatially but you may get the short end of the stick in curb appeal, condo fees and common areas potentially being outdated.
